TV pawn broker James Constantinou has plans brewing… He talks about some of his best property investments.

JAMES CONSTANTINOU, 51, is best known for his pawn empire — his company Prestige Pawnbrokers is the subject of Channel 4’s Posh Pawn documentary series.

 

But James isn’t just a pawn baron; he’s had an extensive background in property development and has plans for his current home, a five-bedroom detached house he’s renting in Weybridge. The owner wants to sell and James is thinking of buying, knocking it down and building something new in its place.

 

‘I’ve wanted a swimming pool from the age of 12, and at 51 I’ve never had one. So I’d build a place with an indoor swimming pool and there’s enough room here to do it.

DAYS before Prince Harry prepares to marry Meghan Markle it has emerged slices of wedding cake from Prince Charles and Princess Diana’s wedding can fetch up to £2,000 at auction.

Mr Constantinou said anyone lucky enough to get their hands on something specific – a serviette, a teaspoon with the Royal monogram on, or something else unique from the day – who was then patient enough to then put it in the attic for 30 to 40 years might one day find it to be worth thousands.

Is waking up at 4am really the secret to being a successful person

While the rest of the world sleeps, a select few are rising. Sayings such as ‘the early bird catches the worm’ suggest that success comes to those who set their alarms earlier than others, but how much truth is there in that? Do people who sleep in really achieve less than those who set their alarms at times some would say is the middle of the night? And should you sack off your lie-in and start getting up early?

 

Not everyone who gets up early is a CEO with staff on hand to look after their every mood. For James Constantinou, CEO of Prestige Pawnbrokers, his alarm goes off at 4.45 and he might snooze until 5am. He cites many benefits of getting up early: “I’m fresh, alert and brimming with ideas. I put together a to-do list and set myself targets for the day ahead. Everything is quiet and peaceful so I have no distractions. I can catch up and respond to emails straight away and deal with any urgent phone calls. All this before 6am.”

How to maintain the value of a watch collection

People invest in luxury watches for the pleasure of owning them and with the intention of keeping them for life, or with a view to selling for a profit at a later date. In either case there are some practical steps that you can take to maintain the value of your timepieces, or to potentially increase it.

 

Keeping the box, accessories and paperwork that came with the watch can be key. “The paperwork is particularly important as it will give an insight into the watch’s history,” says James Constantinou, founder of Prestige Pawnbrokers. “Some boxes are quite elaborate, they can even be limited edition. Links can be very expensive to replace, so keeping hold of any that are removed will be beneficial for the next owner.”

Liquid assets: the rise of wine pawning

 

How much will I get for the 1983 Mouton Cadet I found in my grandmother’s house? And can I sell two bottles of old ruby port that I found at the back of the garage? These are questions I am often asked. The answers are: nothing, and not unless you find a sucker on eBay.

 

But if you have fine wine that has been properly stored, then it has never been easier to turn it into cash. This used to mean putting in a discreet call to your wine merchant – now it either means getting online or getting on to the pawnbroker.

 

Yes – the pawnbroker, now moving into Château Cheval Blanc and Côte d’Or as more people in need of swift cash rootle through their cellar records and ask to secure loans against what you might call their liquid assets.

 

“We’ve seen quite a lot of it in the past three years or so,” says Rob Davies of the National Pawnbrokers Association. “Post-2008, there are a lot of people who are asset-rich but cash-poor. As the banks have made more stringent demands on lending they find they can’t get finance through the usual channels, so there’s an increasing demand to borrow against wine, and niche pawnbrokers have popped up to service it.”

 

One of those is Prestige Pawnbrokers, whose headquarters are in Weybridge, Surrey, and who have opened a new office in Richmond and Manchester.

 

“This area is growing – there are similar patterns as in loans offered against fine art,” says chief executive James Constantinou. “Our borrowers are savvy, passionate about the wines they’ve bought or collected … they’re often businessmen who did well pre-recession – well enough, anyway, to afford to buy good wine – and who are looking to raise capital in the short term.”
